Ensley Township Planning Commission Meeting Minutes

November 26, 2007

Members Present: Phil Starr, Matthew Bonzo, John VanderMeulen, Keith Bouwkamp, Robert Buckowing, Ralph Palmer

Members Absent: None

Guests: Bob Hall, Steve Knox

Public: None

Meeting:

A.     Pledge of Allegiance

            Meeting was called to order at 8:00 by Phil Starr. Pledge was cited.

B.      Roll Call

All present

C.      Approval of the Agenda

Motion by Bouwkamp, support by Palmer to approve the proposed agenda with the addition of next years meeting dates. Motion carried.

D.                Approval of Minutes of October 24th and October 29th)

Motion made by Bonzo and supported by Bouwkamp to approve minutes as written.  Motion carried.

A         Correspondence Received

            None

B.       Township Board Representative

John VanderMeulen township representative discussed minutes from last month.

C.       Information and Inquiry

Nothing asked or introduced

D.       Zoning Administrator

Hall passed out a new configured zoning ordinance booklet.

Old Business:

A.                 Information needed in meeting minutes and Planning Commission By-Laws

The proposed additional requirements were discussed.  One thought was to include them in the appendix to the By-Laws.  Starr to re-write for consideration by the PC at the next meeting

B.                 Master Plan

Reviewed Section V, “Implementation Recommendation” part A, “Goals Implementation” of the Master Plan.  Sections 7, 9 and 10 were deemed to OK for plan.

Reviewed Section II, “Land Use Plan and Program”, part A, “Future Vision of Classification and allocation of land for; section 9, “Open Space” and submitted test deemed ok for plan.

Reviewed Section III, “Infrastructure“, A, “Future Vision of the General Location, Character, and Extent of”, 1, “Streets”, and it was deemed ok with the addition of text  under street planning that any proposed development should consider having the developer pay the costs required to bring the streets up to a level to adequately handle any additional traffic flow or safety concerns.

New Business:

A.                 Next Years Meeting Dates

Next years dates are: 1/28, 2/25, 3/24, 4/28, 5/19, 6/23, 7/28, 8/25, 9/29, 10/27, 11/24 and 1/26 of 2008.

Motion Made by Bouwkamp and Ron Bell supported to adjourn at 10:00 PM. Motion Carried.
